  Exactly! I bought 8 acres with an old house on it. All the infrastructure was there. When I presented my proposal to the building inspectors office they were overjoyed I was going to clean the property up and help the blight in the community. We are in year two of the project because it’s one paycheck at a time. But, we will be 100% complete May 1,2026!! Every dream is possible. It just takes a plan, patience, and persistence!

  We bought off grid no restrictions no zoning &nbsp;NO ROAD. NO ADDRESS. Just coordinates. &nbsp;1 acre $6k and we are outta here!!! Back to off grid we go.

  That&apos;s what kills me about all these videos &quot;I built a tiny home for $20K&quot;. That doesn&apos;t include:<br>Zoning, driveway, permits, water, sewer or septic, electric, and what kind of house you can even build. He is soooo right. <br>I&apos;ve seen property for sale that you only have one tiny spot on the property you can build because the rest of it is protected wetlands.

  I bought a piece of land that was sold as buildable, ready to build your dream home. Which is illegal but ...$30,000.00 dollars in lawyers fees, four years later and I am still waiting for judgement. How I wished I had this check list. Best Wishes

  The only three things that matter with real estate are location, location and location. &nbsp;Everything else can be fixed. &nbsp;Restrictions equals bad location.

  No truer words were ever spoken. &nbsp;We got into just developing plans and after zoning, soils, septic, well, utilities, survey, pad, it no longer seamed like is was going to be economical. &nbsp;So what shopped around and waited for was a sale on an existing property that already had a mobile home on it. &nbsp;We found a property on a few acres of woodlands with an old 1970&apos;s single wide on it. &nbsp;The trailer wasn&apos;t worth much, but all the zoning and utilities were gold. We loved the old bones of that trailer as it had some really cool style with a pitched roof and bay windows. &nbsp;Turned out to be the perfect little getaway home for us to get out of the city where we work and back to our home state/county to connect with family.

  I bou wetlands at end of road &nbsp;on stream. &nbsp; Paid cash &nbsp; joins large &nbsp;tract &nbsp;no houses or &nbsp;road &nbsp; &nbsp;no restrictions. &nbsp;I build a recreational. &nbsp;Cabin &nbsp;no public &nbsp; utilities &nbsp; &nbsp;no well &nbsp;no septic &nbsp;system &nbsp;no building code rules &nbsp;no mail box &nbsp; locked gate &nbsp; not &nbsp;visible &nbsp;from &nbsp;county &nbsp;road. Total &nbsp;privacy &nbsp; &nbsp; &nbsp;built rainwater system &nbsp;for less than 20 dollars &nbsp;built solar system &nbsp;for 120 dollars &nbsp;built cabin &nbsp;for about &nbsp;1600 &nbsp;dollars &nbsp;beem there &nbsp;36 years

  This video was a godsend. I live low income in NYC. (I was born here and when you are low income it is nearly impossible to leave. You’re living paycheck to paycheck and can’t save enough to make the necessary steps to move. Once you save or get a tiny raise, the price of EVERYTHING goes up and you’re back at square one.)<br>I have been working hard and saving my entire life to move somewhere, anywhere more affordable but the goal post keeps moving and it’s so hard. <br>Now that I finally have the nest egg I need to feel comfortable enough to finally take that leap, finding the information is another barrier to entry. It’s been insanely difficult to learn how to buy land properly when you’ve lived in apartments your whole life. (Tons of info on buying homes, not a ton on buying raw land.)<br>Thank you! THANK YOU! I signed up for that waiting list before your video finished and I can’t wait for that guide to come out.
