I found a beautiful plot of land 32 wooded acres and a small stream. I was in escrow and drove into town. Small town roughly 1000 people, big town was 25 miles up the highway. Hospital shopping the works and that was where I saw the physical deed. The land I was purchasing had NO ACCESS. It was about 200 yds off the road but not even an easement. I went to talk to the neighbor to see what we could work out. Problem? He passed in 1980 and his family had been fighting each other ever since in court. The youngest son was selling the 32 acres BUT didn't have the right to.. I sued and got my money back but the Judge fined them because this was the 8th time they tried that

Sometimes these “red flags” can be a great deal, if you’re willing to do the legwork. In the 90s, my dad found 2.5 acres for sale, in the medium-size Midwest town we lived in, for a really great price, on the order of $10k. There were some “red flags”, though: It was zoned as “public park”, and was almost entirely in the 10yr flood zone without enough above it for a building site. It was on the edge of town, and mostly unusable, so getting it rezoned wouldn’t be too bad, just a few hours of lawyer and some paperwork. <br><br>Since we lived nearby, we knew they city was widening the road that ran past the property, so my dad contacted the contractor doing the work and offered to let them dump the leftover dirt on the property. They were willing to do it for free, since that meant they got to save a ton of money by not having to truck the dirt miles away to be dumped. He bought a used backhoe and graded the fill himself, which extended the high point of the yard about 50’ into the flood plain, giving plenty of room to build a house.<br><br>So for around $50k total, we ended up with 2 acres of forest and pasture, and a half acre of buildable land. I understand this probably doesn’t make sense if you’re a business looking to buy cheap property, fix it up and flip it, but if you’re a homeowner willing to be creative and put in some elbow grease, some of these red flags can actually end up being a great deal.

our neighbor now has an easement to use our 1/4 mile driveway. his priority access is a very narrow strip of land that goes through a creek and over some rough terrain. people need to use some basic rules when subdividing a property. our properties had been one, with their parcel divided off for the son of the original owner. they have access on paper, but it was not feasible or practical at all. the old man died, the son sold his parcel. the new owner had used the old man's driveway as their only access, while it and the bridge deteriorated due to neglect. 20 years later the other son sold us his dad's property. we fixed the driveway and bridge, regraveled, have the nice neighbor legal access to use the driveway. they help us mow, chip in for gravel, and keep a close eye on our property while we build. we decided to be good new neighbors, instead of making them fight for continued access.

Landfills are structurally unstable. As trash decomposes underground, the soil sinks unevenly. Standard footings will crack and fail. Checking those is also crucial. If you buy land, you're looking at massive engineering costs, like driving deep pilings all the way to bedrock, just to pour a slab.<br>An assessment of these is always important.

You show a lock on the gate. In the Pacific Northwest, especially in the 2 to 3 hour radius of Spokane, Washington on both sides of the state line. There are dogfighting rings. A lot of people keep their property gated and locked with a padlock and chain to keep their dogs from being stolen for the dog fights.

In 1988 I bought a 1-1/2 acre lot with old 1950's fixer house on it.<br>House originally had septic, but it got city sewer before I bought it. Title said I only had sewer. <br>After 8 years found out the kitchen was still connected to a septic tank when sink wouldn't drain.<br>Homeowners insurance paid to have septic system totally removed and kitchen line connected to existing sewer, then they went after title insurance company for full reimbursement of $45k including the costs of putting us up at a luxury hotel for three weeks while work was being performed. <br>They also had to pay RotoRooter for the 50 foot long one inch diameter power snake that broke off, the cost of all our refrigerated food since we were in the hotel so long, plus the three fancy meals per day we ate at the hotel dining room.<br>Felt like we were on a free vacation with not a penny out of our pocket and came home to new kitchen flooring, fresh paint and a big check.

In many states it is illegal to sell land-locked property. An easement can be forced upon neighboring land owners. Beware of those who attempt to steal land by claiming a farm road for which they do not have a legal easement. It cost me thousands to keep a neighbor from doing that to me.
