  I had two uncles that lived next door to each other at 10 acres a piece. They argued over the property line for over 20 years as they moved a big rock back and forth to justify the property line in the back. That big rock was moved more than any other in the world.😅

  Listen folks, if you are looking in most of New Mexico and some parts of Colorado, those mineral rights were sold off a century or so ago and you will NOT be getting them no matter what. Unless you have a few million in spare dollars. So if you get told no, no mineral rights, ask around if anyone in the area even has them. It doesn't have to be a deal breaker and if it is you can just cross the whole area off your list.

  The absolute, biggest threat to raw land ownership is investment firms and private equity firms buying up everything in sight. I live in the Ozarks of Missouri, not far from Branson Missouri and Bentonville Arkansas. Since Walmart called home a lot of folks to the home office, property values in this area skyrocketed, so did the price. Land here, not even great land, is punching above $10k per acre. Absolutely redonculous.

  In the past, I bought raw land , keep in mind,what goes on it, is very expensive. We&apos;ll, electric line, septic, gravel on driveway, house or mobile home, all this becomes pricey &nbsp;&quot;

  Something else to watch for, if the property has been used for Agriculture production, you will want to test the soil and water for PFAS contamination. &nbsp;The MN Dept of AG published a report on PFAS in AG chemicals in Feb 2024 (public document). About 30% of the market has forever chemicals in the jug. It is now law in MN that companies put a warning on the package. Farmers had no idea, as the PFAS components that help with spay applications are listed as &apos;inert&apos;. &nbsp;This issue is picking up steam. Insurance Companies (in MI for sure) now requiring soil/water tests before they extend crop insurance or liability coverage. &nbsp;There are currently no commercially available remediation options for PFAS contamination. &nbsp;NY Times wrote in Summer of 2024, the pending PFAS lawsuits will be bigger than Asbestos and Tobacco combined.
