  Just got my perk test done, they dug 3, 15 foot holes and tested the soil and we passed. Now we have a bid for the septic system for a 3 bath, 4 bedroom manufactured home for $12,000 (1,000 gallon) in Snowflake Arizona in Navajo County. That’s where we are at.

  I saw an OLD WW2 cottage in a small town that had an in town tiny lot.<br>They had used up both the septic field and the reserve second Septic field (really tiny I had no Idea where they managed to hide that thingy?<br>The Toilet had a blue special tape over the toilet.<br>IF you or your 5 year Old kid or your non English speaking maid ever broke that tape then they would fine you as if you had tried to put a turd down the septic system.<br>Any attempt to just use the system as a Grey water system would also be fined.<br>I wanted the property as a side hustle work shop space with the idea of staying in an RV trailer park to sleep. &nbsp;They said it would be a No Go and the City (tiny little one) would see me using my own place as a violation.

  1 inch a minute, perc hole 18 inches. &nbsp;3 holes.<br>Do your own and film it.<br>60yrs experience. Doesn&apos;t even cost 2000 for complete system.

  Well… we had to have our septic tank put right in front of our house … wanted it on the side but there’s a creek behind our house and they said it’s too close to the creek if they put it on the sides of the house. &nbsp;So it makes sense BUT, I wish we knew before we started building because we would’ve redesigned and put our front entryway on the side.

  Don´t underestimate cost of trees cutting. Your land is surround with a road, power lines, &nbsp;neighbor homes, railroad track etc...what you plan to do with trees ? Lumber, firewood or nothing ?<br>What species of trees ?<br>You buy in winter &nbsp;hard to judge the alive from the dead.<br>You like those mature ash trees ?<br>Well beware, with ash borers, ALL ashs trees are condemned. With rr, road and neighbors you´ll have to have them cut before they fall. Not even talking about windstorm here. The bill can get crazy if you can´t do it SECURELY yourself.<br>Better hire an insured lumberjack to do that than seeing a huge tree falling on a house. Some species are protected in some states and county can say no no...where you plan to built. Wild fire risk, root lenght depending on species.<br>Knowing your trees before buying can avoid later headaches.

  And as a rule I tell all new property buyers coming to our county and state to talk to the neighbors and see what they have!!
