  A note to viewers. <br>As a retired engineer in the industrial construction business with 40 years experience. I have some wisdom to share. Trust no one. Due Diligence is your responsibility. No one will be acting in your interest but you and only you. The first three letters in the name contractor are CON. Don&apos;t forget it.<br>Everyone should be very careful with manufactured homes. Generally modular homes are built to a higher standard but the build process should be monitored in either case. Know your details! <br>Insist on a bond from the contractor and manufacturer that covers your earnest money deposit and progress payments thru to completion. Always get original lien-release documents signed from ALL subcontractors for their part of the job. You are the boss, not them.

  Pull the FEMA flood maps before you ever buy land. Especially in places with very low elevation.

  My first suggestion when buying raw land: is the access road legal. &nbsp;A lot of roads appear legal, and was used by many people - but there is no actual easement to use it. You may go for years without an issue until someone decides to stop access.

  Should have bought a house boat and tied to those trees. That way it would go up and down with the floods. Just make sure there is enough slack in the rope.

  My advice to anyone buying land is look at what weather does to the property. Rain where does the water go? How does it flow on the land. Make sure for all 4 seasons as it does make a difference. Water is the big one to watch. Water flow can make or break you in where buildings go on the property.

  I&apos;m a builder there should be no problem building a site built house on those pilings. If you paid $200,000 for those you really got took. Not sure why you think you needed a modular home company. Sorry for your losses.

  Grew up in a farming family. &nbsp;Grandpa&apos;s 1st rule of buying land. &nbsp;&quot;NEVER buy land that you have not walked.&quot; &nbsp;2nd &quot;Pay for a surveyor to do an actual survey of the land.&quot; &nbsp; Funny story I was sent to survey a piece of ground in another country that a client was going to buy. &nbsp;1000 acres real cheap. &nbsp;before I got to the site the guy bought the land. &nbsp;I called back told my boss, &quot;Do not buy.&quot; &nbsp;He told me they all ready bought it. &nbsp;I laughed and said yes there is 1000 acres, but it is on the side of a mountain, a steep mountain.
