I live in a high property tax state, so the 2008 crash was an opportunity to contest the assessed value, which I did several years in a row, and saved thousands in taxes.

A price increase is also just a number on your screen. If you can’t find a buyer at the astronomical asking prices these houses are going for now, then the house really isn’t worth that amount. Hopefully these prices and rates find realistic levels

Bought my first home in 2008 before the crash. I was never underwater and refinanced a few years later. House has nearly tripled in value!

just bought my first house. conventional loan with 20% down... can lower cost thankfully and contest taxes/refinance. it's not an investment, it's a home to me

My mom bought a new construction home in 2007 for $225,000. For about 10 years she was underwater. She didn’t care because this was her forever home. She was house poor for about 10 years but because it was new construction, she didn’t have any repairs to make. Fast forward 19 years, her home is now worth $350,000. She still doesn’t care because it’s her forever home.<br><br>I am building a house this year. It doesn’t matter what the market does because I don’t plan on ever moving. This house is large enough for my entire family and we can easily afford it. We have savings, and qualify for the home even without having to sell our first home. <br><br>The market fluctuations matter if you plan on moving in the near (<10 years) future.

We just closed on our home on June 12 and we originally planned to purchase at the end of the year. The house back in November was selling for $450k and was taken off the market. In May they listed the house for $425k and they left all appliances, gave us over 11k in seller credits, fixed the “major” things we wanted. Used some seller credit money to buy down the rate to the mid 5’s. My wife was nervous because of the economy and whats going on in the world but I been watching your videos before we even got pre approved and I even did your home buying quiz and thats really why I felt good about buying now. The homes in our neighborhood that are comparable to our home are upwards of $440k. <br><br>Thank you for these awesome videos! They definitely are informative and helpful.

Your neighbor's house is not your house. If your house is beautiful and theirs is a dump. There's a definite market difference that is easily seen by sellers and buyers
