    I have sold all of my own homes. Buyers will love the house and buyer agents want thousands of dollars from me to cover their commission. Buyers are upset because they have been told sellers will pay all of their costs. &nbsp;I have bought and sold all of my own homes. Never a problem. Saved a lot of money. No middleman manipulating the deal to serve themselves. &nbsp;I have had terrible luck with agents being deceitful. My best experiences have come from me selling my own homes and hiring a solid closing attorney to do all of the legal work. Worked out beautifully.

    1 don’t do on the spot tours<br>2 don’t let a potential buyer park in the garage to see if it fits<br>3 don’t allow pets in the house for a tour, poop! Pee!<br>4 don’t allow the house to be worked on before closing <br>5 no early move in’s, before closing <br>6 don’t hire friend/relative to sell your home <br>7 no negotiating personal property, do it separately <br>8 stay away from low ball offers <br>9 no longer escrow, deal could fall apart, 30-45 days is ok<br>10 don’t agree to upgrades/remodels, unless something from an inspection <br>11 don’t agree to an offer without a pre approval <br>12 &nbsp;don’t agree to unrealistic contingencies <br>13 agreeing to stuff without a deadline/price <br>14 unresponsive buyers, bad communication

    if you dont like the color of the kitchen then feel free after you close to paint it purple with pink polka dots!

    Low ball offers: &nbsp;I was the executor for my brother&apos;s estate. &nbsp;It was a big, beautiful, expensive house. &nbsp;A buyer offered $100,000 under asking. &nbsp;I researched why people make low ball offers and most sites said they&apos;re just testing. &nbsp;Everyone told me to counter with $50,000 under asking. &nbsp;Heck no. &nbsp;That house was worth every dollar we were asking. &nbsp;I countered with $10,000 under asking to show I was making an effort, but I told my realtor I was not budging from that price. &nbsp;The buyers bought it and the closing went smoothly.

    Open house is also a problem. &nbsp;We have had stuff stolen from our open house, including pain meds and shoes

    We had a buyer who brought their inspector in to check out the house. No problems. Except....being an open floor plan, I heard their inspector saying &quot;Now I&apos;ll teach you how to get the price down&quot;. &nbsp;That was not his job! &nbsp;They came to us with a list of minor cosmetic things that the inspector found - again, not his job - because the home was structural sound and up to code he couldn&apos;t find any defects. &nbsp;The buyers were disappointed when we said &quot;No&quot; to their demands and told them the house was &quot;as is&quot;, if they didn&apos;t like it, the sale was off the table. &nbsp;They bought the house. &nbsp;I placed a complaint with the inspector governing body and then found many complaints about him online.

    Never, ever go to the door unless you are expecting someone or a delivery and always look to see who it is before opening.

    Years ago we had sold our home and moved prior to closing, on closing day the lawyer called saying the buyers were short $1000 to close and they wanted us to wait a couple of days to get the money. &nbsp;I told him I wanted $1000 interest on the shortage, funny how fast they came up with the funds.

    Back in 1993, we were young home buyers having moved from Illinois to Georgia. We closed on the house and asked for the keys, saying we were heading over to the house that we just purchased. We were told by our realtor that the seller was going to stay in the house for 3 more days to give them time to move out and that he&apos;d get the keys to us then. He said this is what they do in the South. So, we went back to the apartment that we were renting and the sellers stayed in OUR HOUSE for 3 more days. Now older and wiser (we hope, lol), we&apos;d never let this happen. They damaged the wood floors moving the fridge and a giant fish tank and spilled coffee down a wall -- luckily, that was the worst of it. But, I get chills when I think what could have happened because we were so naive.

    I once made the mistake of hiring my realtor friend to sell my townhouse. She brought a client to see my home. I asked her if this person was pre-qualified. No, they weren&apos;t. This person was an acquaintance and just wanted to look at my townhouse. She never sold my home in 6 months. In fact, there were very few showings at all, which is why I think she brought in the &quot;acquaintance.&quot; A year later, I hired another realtor, and she sold my place in 24 hours at a slightly higher price.
