  We recently looked into a home that was by the beach and fit everything on the inside passed inspection and was promised by both realtor and previous owner and neighbors that we can build a fence there. We have two toddlers and two dogs, so a fence was pretty important. We finally got ARBs for the neighborhood that apparently no one followed until 2025. And apparently we basically can’t build a fence around 80 or 90 percent of the lot. We were absolutely devastated and you can never be 100 percent knowing everything. HOAs change and make up rules as they go.
