As a first time buyer, I appreciated that my lender advised me at closing to expect the supplemental tax bill. I was surprised though, when they tried to force me to pay it out of pocket rather than from escrow.

I kept pushing back, arguing that part of what escrow is for is money set aside for property taxes, regardless of the type.

My lender finally allowed the escrow payment.

I worked at the phone company for 40 years and 3 times during that time the company moved the office I was working in further from my house. What started as a 20 min commute ended in over an hour commute.

I think a lot of people got stuck when they had to go back to the office after covid. People bought far away since they were working from home. You give excellent advice especially that maintenance fund. Thank you!

Before I went out and looked for homes to buy, I first determined what I could comfortably pay on a mortgage, calculated what size loan that would work out to, then I looked for homes in that price range. I was told I could qualify for a loan that was 50% higher, but I stayed with the amount I calculated, which worked out because there was a down turn in the economy and my employer reduced work hours which meant that my income was reduced for more than 2 years. I was able to pay my comfortable mortgage payment, but it was tighter than I liked. If I had purchased a more expensive home I would not have been able to make the payment during those two years. I am happy that I chose to go with the lower priced home rather than buying the biggest home I could qualify for.
