  Being prepared to walk away is the number one advice you should be giving, and you don’t need to read a book to know that. <br><br>Screw the seller’s feelings, they don’t have to accept your offer.

  That&apos;s me, seller (/agent representing myself) I just got a lowball offer and initially was PISSED. But I&apos;m countering with nearly my asking price, it&apos;s well supported by comps. They not only asked for a discounted sales price, the concessions requested were outrageous. I&apos;m willing to give about 1/4 of what they&apos;re asking. <a href="https://www.youtube.com/watch?v=XGs7trydSLk&amp;t=1200">20:00</a><br>(What about our house are you devaluating?) Got your offer, not loving it. Here&apos;s what we&apos;re willing to do. . . I&apos;m already priced aggressively, <br>I&apos;m happy to share Comps supporting my value.

  I live in a market where people haven’t gotten spoiled with house prices doubling since Covid. Things have slowed waaaay down, especially given much higher interest rates. People have gotten super greedy. I am looking at a house that a seller bought for 20-30% less than they listed for but hadn’t made any improvements in the two years since they bought it. &nbsp;It’s in a town near where a massive fire broke out a couple of years ago. Insurance costs went way up. But brokers have also gotten spoiled. They don’t want to negotiate. They want to keep the market artificially high. The town is quite impoverished. There are no stores. The only place to go out to eat is a Dairy Queen.

  We bought a new home in Spring 2020 that had to be built, so we sold our current home in Spring 2021. &nbsp; The prices were going up so fast the comp came in $100k lower than the sale price we agreed to. &nbsp; Our agent called and told me &quot;The buyer wants to split the difference.&quot; &nbsp;Luckily, I had already read this book! &nbsp; I told our agent people ask to split the difference because they don&apos;t know what else to say. &nbsp;It is too easy of a trick to pull because it works. &nbsp; She called back almost immediately and said the buyers agreed to pay the full price. &nbsp;The tables have turned and the agents still use the same human behaviour tricks. &nbsp;Silence is golden. &nbsp;Great video, it will save people tons of money.
