  While viewing homes for purchase go back to those neighborhoods during the day, night, weekends, holidays, etc. You will find out if it’s a quiet, noisy, people hang out, crime ridden, traffic problems, etc.

  Our realtor highly recommended we get title insurance buying an FHA foreclosure. We did. Two months after closing,  we got a $10,000 bill for the new gas furnace seller had installed. Panic!! Title insurance paid it. Thank God we listened to our realtor.  😊

  1. &nbsp;Be wary of “as is” &nbsp; Make sure you’re able to inspect the property. &nbsp;<br>2. &nbsp;Make sure you have a survey of the property. &nbsp; It costs about 2 dollars. &nbsp;<br>3. &nbsp;Well and septic should be inspected. &nbsp; Don’t rely on the homeowners. &nbsp;You need a letter from the county that says it’s working. &nbsp;Get a thumbs up certificate. &nbsp;<br>4. &nbsp;Title insurance policy. <br>5. &nbsp;Disclosures. &nbsp;You must be told if there’s anything wrong with the property. &nbsp;Fire? Flood? Insurance claims? &nbsp;Lead paint?<br>6. &nbsp;Is the house in a flood zone?<br>7. &nbsp;Insurance. &nbsp;How many insurance claims have been on this property? &nbsp;What and how many?<br>8. &nbsp;Closing costs? &nbsp;<br>9. &nbsp;Get a warranty on the house.<br>10. &nbsp;Mineral and water rights. &nbsp;Is there a contingency for the seller to keep those right?<br><br>11. &nbsp;Get approved for a mortgage.<br>12. &nbsp;Make sure you put it in writing what will stay with the property.

  &quot;As is&quot; means 95% of the time they&apos;re not gonna fix it for you. &nbsp;But you should still Get a good inspection. &nbsp;Problem is a good inspector is rarer than an honest man in congress

  Here’s another tip. Insurance said I was in a flood zone and was stuck paying high flood insurance for about 10 years. I had an elevation survey and my house is not in a flood zone even though maps said yes. I was able to drop the flood insurance.

  Buying a home in the U.S. last year was easily one of the most stressful experiences of my life. The prices were insane $550,000 for a basic three bedroom in a not so great neighborhood, and the place still needed major repairs. Cracks in the walls, outdated plumbing, poor insulation. I kept asking myself, how are homes this expensive and still this bad?

  As a realtor for 30 years, never, never, never buy a house with an HOA your life will be a living hell, no matter how much you love the house WALK AWAY.
