Both properties you highlighted are in the Tocio area in St. John’s county, near the world golf village. It has become a very expensive area in the last 20 years. And you are correct about the size of any property. My wife (we live in St. John’s County) and I were looking for 10 to 20 acres of property in Melrose which is in Putnam County, and being developed very quickly, located just to the west of St. John’s County. I “settled“ on a 3.14 acre piece of property high and dry ready to go. We developed it and we love it. It’s our country place. I could not imagine taking care of anything more than 3.14 acres. 10-20 acres, no freaking way!

I've watched so many of your videos and it is incredible the necessary considerations needed to be made for land purchase. It is just overwhelming. I would never purchase any piece of land without an expert like yourself.

One consideration about acreage that wasn't discussed here is the property tax structure of that state you're looking in. <br><br>In Montana, for example, if you own more than 20 contiguous acres, then you're automatically considered agricultural and you're effectively taxed about $43/acre per year. Whereas if you own less than 20 acres then you're taxed residential which is about $1,600/acre per year. <br><br>So the tax savings component for acreage can be staggering, even if most of it isn't buildable.

Great video. It comes down to what people are willing to pay. 10 acres is not a lot. 5 acres with house, pole barn, garden, septic, well, and some yard seems small once you get stuff on it. Do keep in mind some places 10 acre blocks are the norm. 1 acre we use to block view from easement and to keep dust down from 2 track. I have around 2 acres of apples, cherries, and some grapes for ice wine. Got 3 acres of berries. Besides bait pile we don't use back of property much. Its 350' wide by 1268' deep or close to it. It was only 16,500. We had bought a wooded 10 acres on lake Huron. But it was too cold and lot of work to clear a spot to build on. I did build a boardwalk to get over swamp to the beach on it. It separated the rest of property from lake front. I usually search 5 acres and more because you need 5 acres here to hunt on it.

Just from the thumbnail, it looks like you are saying that it is guaranteed to have problems in one place or another because it is so vast. I agree, but I also would say that this is why you would buy big land, so to ensure a buffer zone with other neighboring lots. Preferably the "problems" are at the edge of your lot with some of it into your neighbors lot, this way peace and quiet works out because they never thought about expanding onto your piece of land because it's crap anyways. So, I like a fully self contained pond or water system. A mountain or mountains, and 3 sides where it is not easily build able preferably on of the sides is the mountain/s and the other a swampy area or such. Ok, so let's get into thos video already!
