I hate when agents try to hook you with an inflated estimated selling price. They automatically disqualify themselves for me as it means they don’t know the market and/or they’re dishonest.

With new appraisal methodology starting in November, the finished basement seemingly is NOT ( or Will NOT) be considered in square footage calculations, I believe?

Do your own research, know what comparable properties go for. If you have a house that is 5000 square feet with a small garden and the neighborhood is littered with properties like that and the average is between 250 to 320k you CANT ask 500k for it. Well you can but you wont be able to sell your property. THE BEST INDICATION is your property tax because gov estimates how much worth your property is. Usually this is lower than you think or even want. but gov doesnt take into account the things that are in the house, like kitchen, layout and so on its just based on your buildable surface ( where you are ALLOWED to build on and then the rest is seen as "useless land/at farm rate plot). Then you can look for what the square footage ( this is your buildable surface/house) or meter price is in your neighborhood.<br><br>I am going to give you an example what i mean my parents villa where i grew up was over 22 000square feet, there was about 5 ha of land attached. Gov estimated it on 950k for the entire property. Its a unique property and there havent been any like that on the market in the region. My parents went with a highly specialized "professional" realtor. My parents wanted to sell their property for around 900k. full carara marble floors ,actual oak hardwood floors ( not them click in junk) high end stuff including massive oaken doors and Afzelia massive double front door and windows ( afzelia is tropical hardwood that goes for between 5000-15000 per square foot). The realtor first said " no problem" blah blah blah blah blah blah ... and then when the pushing came to shove they tried to widdle it down because then " there would be more people interested". THAT is a fkcing lie because realtors arent allowed, at least not here, to do this kind of auction thing. If there are two or more interested parties it has to go to the notary and they will sort it out.. but mom and dad trusted the doofus realtor. However my parents agreed to put it up for 800 000. When i looked at the listing, they deliberately neglected to say how many rooms there were, how many bedrooms ( which is what is searched for the most). When my father complained and wanted it to be rectified they told him that "they were the ones who knew what they were doing" and they didnt change squat. There were about 187 547 unique views for that property. over 100 interested parties, all who came to view the property but because the numbers of bedrooms and rooms in the villa wasnt disclosed this caused for issues. Dad got mad and terminated the contract with the realtor. The realtor got real nasty and said the property was worth only 150k blah blah blah.. even a 1800s home here that has to be completely renovated goes 450k. So i said to my dad, i will buy it from you. <br><br>When i was back home i ran into a school friend of mine, who works in the mayors office. He said he received thousands of information requests about the private road on the property and if there was a possibility of it to be changed into a public road. So i thought, those slimy bastardos, those cheapskates didnt want to pay top euro/dollar so they tried to bamboozle my parents because they were older people. SO i went to the mayor and asked if that was possible. I had to donate the private road though but it would be a public road. So i went to he architect and there would be 50 houses build on that now newly minted street. I tore down the villa, build the 50 houses there ( all stone and mortar houses not them stupid american pressed wood and cardboard houses) and sold them between 520-650k per house. All geothermal too. With gov estimations that 950k well you have to add half to it on average.. so that would make the property about 1.5 mil in that region. <br><br>I do disagree with the "buyer sets the price" no they dont. If that was the case no house would be sold for over 100k . STAND YOUR GROUND. if you have done your research and your investigations correctly and have the proof.. then be confident. People will do anything to lower the price even if the house goes below what the neighborhoods prices are. Plus there are a crapton of flippers. ( later found out that there was a couple that directly worked with that "villa realtor" moron that flipped villas. Realtor drove price down, those morons bought it up, then sold it for 2-3x the price they paid for it). The lower the price the more profit for the flipper.

I’d suggest viewing price per square foot as a good gauge for home values specifically in new build areas. Most pop-up neighborhoods are developer spec homes with very little upgrades.

I've been using a similar spreadsheet. In addition, I track year built, original list price, DOM, solar, whether I've been to the open house, listing agent and buyer's agent
