As a buyer, I would much prefer to pay less for the home, and be able to choose my own upgrades. Keep it clean and price it right. I have walked away from a number of houses because I refuse to pay for that $50k "upgrade" that is not my taste.

My niece and her boyfriend just purchased a house that was stuck in the late 1980s - everything works but is dated and original. They got a lot more house for the money than an updated home and are planning on updating as they can afford to.

Our house has 37 windows. I loved that when we bought it. Then 20 years later we had to replace them… holy moly expensive!

Move in ready. Clean and be able to live with it as it is for awhile. So the buyer isn’t overwhelmed before they even close.

You don't need to add a fireplace. If you have one, for the love of whatever you believe it, don't brick it up.

Please, no more gray LVP flooring and gray paint. Depressing, cold, uninviting, and tired. Too many "updated" homes with gray, that trend ended in 2016.

As a buyer, my deal breaker on a home is no bathtubs. The sellers remodeled and changed all bathrooms to all walk in showers. <br><br>I love to soak in a tub. I hate showers. I only use my shower to rinse out hair dye. We passed on a new home in a senior community. I ask the sales realtor why no bathtubs. She said " most people don't take baths. I said we old people aren't all the same. So I said if we buy here and have a home built here, could a tub be put in. Answer was no, I said then we will keep looking, that is a deal breaker for me. <br>What i really don't understand is people in 3000 sqft homes removing tubs. I really don't understand this. Buyers with small children need the tubs.

Kati and Lisa is the truth. I have not been subscribed to the channel for long, less than 6 months. This is how my experience went: Emailed Katie in October 2025 for local recommendations. Received several within the week. Interviewed, met at my home and chose the best. Started preparing my home based on Kati’s and my realtors suggestions. Home listed on January 2, 2026 had several over listing price offers. Went under contract on January 6, 2026 closed on January 30, 2026. I could not be happier with this experience. Years ago, I saw a good article that showed the average return home owners got on various improvement when they sold their home. The ONLY one that returned more than the cost of the improvement was adding a second bathroom to a one bathroom house. Lesson: Add the improvements that YOU want for YOURSELF over your time in the house. When you're getting to sell, get everything super clean, fix anything that's broken, do NOT spend big money on "improvements", and then price appropriately for what you offering.

We moved from Indiana to Florida in 2019, and I still bemoan the fact that we have no basement, and little storage. Where do you keep your games: in the game closet. But we don’t have a game closet. Where do you keep your hats, coats and boots: in the coat closet. But we don’t have a coat closet. We do have a nice lanai though, so at least the lizards have a nice place to keep their stuff.
