  I sold a house as is.  It worked out great.  In the listing, I declared that the back deck was at the end of it's life,  and that one of the bathrooms needed a renovation.  I agreed to a home inspection,  which went well to the best of my knowledge,  and the home sold for well above the listing price and was only on the market about a day and a half.

  I would never buy a house without a home inspection!!

  Location has a lot to do with whether an as-is home sells fast.  We had an as-is house a mile from the beach, it sold within one week.

  I bought an as-is house. Prev owner didn't reveal a tree had fallen in the house and he managed to hide the fact it shifted on the foundation.  Lawyers said I had a case, would likely win, but the chances of getting the money to fix it were slim and none... the previous owner had died 3 months after the sale

  Excellent video, as usual. <br><br>I recently opted to sell my large 23 year old custom-built home, AS IS. <br><br>I have 100% equity, newer HVAC and HWH. I conveyed a 1 yr.old washer, and an older but working dryer. The *original Roof has no leaks, but needs replacement. The shingles are worn.<br><br>I wanted to use available cash to downsize. Had I replaced the roof, it wouldn&apos;t have been possible to purchase a Townhouse.<br><br>The location and neighborhood are both pluses.<br><br>I did disclose in writing, &nbsp;one small area of tile cracks (boxes of new tiles to be left). &nbsp;<br><br>The home was power washed, and it made a huge difference.<br><br>I declined a yard sign (savy buyers on the web, not wasting fuel driving around). &nbsp;I&apos;m not a fan of open houses either. <br><br> I only wanted Cash ( with POF) or Conventional Mortgage prospects.<br><br>The home was priced very well, and professional photos taken. &nbsp;<br><br>Before the house photos even posted, I had 3 listing appointments.<br><br>An Offer of $4k under list price came in with the first showing. &nbsp;Cash, no Contingencies. I accepted. <br><br>I am paying 4.5% listing fee, as agreed on with the in house Contract.<br><br>An As Is listing is a very good option, under the right circumstances.<br><br>Ty for the many informative videos.<br><br>🙋

  The house we are in the seller had done a pre inspection and told us they fixed all the problems and really weren’t open to fixing more. &nbsp;Our inspector just found little things, to us, like no ground fault in bathrooms and a 3 way switch that was wired wrong.

  We told our agent as is but he talked us out of it. &nbsp; &nbsp;The house is almost 70 years old.

  This advice is somewhat misguided. &nbsp;First - ALL houses are sold &quot;as-is&quot;, it means there are no outstanding contracts associated to do any work on it, this appears at least in Illinois in the final Title Paperwork. &nbsp;The term &quot;As-is&quot; from a SALES perspective is just that the price is lower than comp due to the repairs needed. &nbsp;That&apos;s all. &nbsp;It&apos;s a pricing strategy pure and simple. &nbsp;it&apos;s ok, especially for death sales on lower value (think sub-Jumbo) houses. &nbsp;Don&apos;t overthink it.

  I live in a very in-demand neigborhood. A friend who flips houses asked me to consult with him before I spend any money making improvements to my 90 year old house because my buyer was most likely to be a developer.

  I wish my realtor had made the ‘as is’ as clear as you just did, I missed out on a home I really wanted because the disclosures were not explained.
