  I've come to realize over the decades of my life trying to convince people of the truth of certain matters how to detect people who will not change their mind even in the face of hard facts.  When I present an argument and facts, then they reply with "what-abouts" and side-step my argument, I know it's time to move on.  Cast on the other side of the boat.  They have some conflict of interest or some other mental block causing too strong of a bias to overcome with facts and logic.  You would do well to avoid wasting any more time, no matter how you feel, just cut your losses and keep stepping.  I imagine the same principles could apply to land buying, knowing who will respond to reason, and who won't.

  Acting offended instead of addressing an argument is called "Appeal to Emotion" (a logical fallacy).

  I really appreciated the "letting go" mantra.  Will make a huge difference in my approach and attitude toward land buying and make the process much less stressful.  I have become emotionally attached to certain parcels of land, which clouded my vision.  Thank you!!

  In a slightly different business, I entitle and flip, but he's giving a master class here.  Very impressive given his age but a ton of honest wisdom here that i either agree with or ring true from my experience.

  "Either there's a problem with the property or with the initial bid $. Either way submit a bid, tell them the truth, and understand re-negotiations are really common in real estate!" Good advice. Ty!

  I considered getting licensed so I could cut the realtor out to help improve my margins. At first it seemed like a no brainer, but after assessing the amount of time realtors put in dealing with potential buyers, writing up offers, and all the other crap that comes with it, it was obvious just to continue using an agent. I don’t have any issue paying them out and like Alex said it’s nice to have another voice to listen to when buying properties. My agent has provided some advice that has saved me a lot of hard ship and money. They may earn a lot but a lot of work goes into it
