  Viewer from Colorado here. I scan land from time to time. <br><br>One challenge I run across is water. NC has an excess of water in many places. In CO, it&apos;s a gamble to drill a well - and you&apos;ll go 300 feet down before having even a chance. And the wait to find a drilling company is a year at least.<br><br>Finding aquifer maps and other groundwater sources is essential out here.<br><br>Every area has its quirks. Just figured I&apos;d share our challenges out here. Thanks for all you do!

  I did land development engineering for a few decades, so identifying, evaluating and entitlement processes are second nature to me. What I needed was the backend work-finding market value, writing contracts, finding investors and closing deals because I have not found a partner who is good at those things yet. I bought his course because I know he knows what he’s talking about with the part I already know, and he makes a lot sense with the stuff I’m learning. The program is solid and affordable given the content. <br><br>Plus these videos are good refreshers. <br><br>All the best!

  One of the reasons people are doing this is becasue there are laptop buyers out there collecting up a ton of land they never saw, with the intention to flip it…then the next guy does the same. Next thing ya know the land is ridiculously expensive… pisses me off because it pushes the prices out of the market to own

  I was fortunate to have a career in land development and my RE license when i bought my land. You are soooo right, your typical agent will have no clue what they are doing with land sales/contracts. Also, a lot of land “sellers” will entertain seller carry on a land contract.
