  I'm in the middle of a prescriptive easement claim right now. We bought our property with title insurance that covered access issues. All of us, including the seller said we had access. There were even documents in the register's office showing our access, but they were stamped "proposed" and not final..and on that one claim a neighbor has been a total pain. We're two years in and an enormous amount of money with no resolution in sight. "prescriptive easement" is a nightmare.

  If you are growing produce for yourself or your family, the growing zone matters the most.  You could put in a dozen large raised beds and fill them with high quality soil.  That would be preferable to me since you don't have to squat to the ground to work the garden.

  I am in a rural area and we don't consider it rural if you have houses all around you.  The MS one looks like town to me.

  I wouldn&apos;t think you&apos;d usually be growing acres of crops homesteading but rather smaller personal gardens. In that case the get around for bad farming soil would be raised beds and imported soil. Being able to install a septic would be much more important imo.

  That 50&apos; buffer zone: that&apos;s not going to count putting a bridge across it, right? because if it doesn&apos;t flood, I don&apos;t think it&apos;s at all unreasonable to go 20&apos; to either side in order to sink pilings for a bridge that spans the entire 100&apos; of the excluded zone in order to get to that back corner but it would be completely unreasonable to expect me to get back into the corner without a bridge at all.

  Thanks, Alex; you do an awesome job of trying to think of everything, and providing links for more information. &nbsp;<br><br>One question: &nbsp;have you found a good source for information on rural plans for data centers, when local planning boards seem to be signing non-disclosure agreements, and building before the public has a chance to comment? &nbsp;<br><br>My concern is, even with water running right through your property, you may not have a right to use it if a data center moves in, or they may cause it to dry up in a couple of months, or even cause your well to dry up, and you find you have no rights to water because they&apos;ve already been promised priority by local government.
