U.S. Veterans are eligible for the SRRV Courtesy tier, which requires a much lower time deposit $ of 1,500 and I prefer to remain single and buy condo in my own name.

Just do the tourist visa. Renewal rules are simpler and less costly

the exit clearance is to check that you have behaved and paid your visas,never had problem. Read the rules yourself,dont trust others

None of us own anything in reality, wherever we live on this planet. Kingdoms rise and fall. Laws change, currencies get replaced, even our ancestral records get lost. There is no "safe" investment here except to do good to others when you have the opportunity. Take care everyone ;)

own the land, or lease, doesnt matter as long as you are guaranteed you can stay on it. Besides, anyone who thinks they own their land, anywhere in the world, quit paying your property taxes and see how long you own it.

After 36 months, simply depart and fly to a nearby country, stay overnight, then return and the 36 months limit starts again. Most foreigners don't stay 36 months without traveling outside of the Philippines at one time or another.
