First off, notice that "Eleanor" is Ai-generated, as is this text. I have always planned to build with these i-joists that have been completely coated with fireproof intumescent paint. That completely changes the game.

This has been known since they were introduced. I constantly have to talk customers out of these things because I know that firefighters will leave a house the second they know these are in the floors and roofs and fight the fire from outside your house. Also roof trusses with those tiny joining plates fail within minutes. Solid lumber takes over an hour. Not to mention all the off-gassing due to formaldehyde based glues and epoxies. I-beams and LVLs take much longer to burn and fail. That's why this is what I recommend to my clients when building any new structure. If you can get the span you want with dimensional lumber, steel or LVLs then that's what we use.

I had an addition put on my house by the Amish 26 x 25 foot. They used 2x10 lumber. Engineered wood is fine if there is no fire. As a retired volunteer firefighter we were always leery of structure fires built with engineered wood if it has been burning a while. We watch for springy floors at all times. If it is questionable we do a surround and drown attack. Loss of life is not worth the risk.

This s tory is fantastic! This plays out in all industries. The need for a design review when you have a change-of-use or change-of-material is absolutely neccessary! New York City has a requirement to have a blue triangle visable to indicate a building who's floor is supported by truses because of this same problem. I asked about I-joist fire behavior back in the 90's! Like you said no one had an answer.
