  The reason it’s a civil matter and not a criminal is the same reason “squatter’s rights” exist in the first place. It’s a way to protect renters from unjust eviction. Unfortunately, a lot of these laws are terribly worded, so a lot of bad actors can exploit these laws at the detriment of others. That said, if you rent, you should familiarize yourself with “squatter’s rights” because most of them are basic housing protections for renters

  The main reason I can assume for getting all geared up in the tactical outfit is just in case the sketchy tennant has a gun and is ready to blow their heads off, but its also because they want to be intimidating and look cool
