    I put my house up for sale this past August and no showings yet. &nbsp;I should have done it 3 years ago but I wasn’t ready. &nbsp;The economy is terrible now and My biggest fear is that someone will buy it low and sell it high. &nbsp;My realtor just wants me to sell low so he can rack it and get commission fast.<br>I know they say don’t be emotional when selling your home but it is emotional if someone takes advantage of you and then flips it for a huge profit. &nbsp;I hate this.

    I don&apos;t feel taken advantage of by potential buyers but I certainly do feel taken advantage of by so many unprofessional realtors in SW FLorida.

    On #7 Inspection lists. I am still burnt up by the last time I sold a house over 10 years ago. The buyers were just so annoying. List after list of things they wanted repaired, replaced, or comped. The first list I understand most of it was legitimate, but some was just petty b.s. We took care of most of it ourselves and gave a small comp for the rest. Then they sent a second list with a couple dozen tiny things that amounted to nothing - which again we resolved. Until finally, we got the third list that was even worse to the point of being insulting. It actually said &quot;hey we don&apos;t like those buillt-in shelves in the living room, the peg-board in the garage, and some of the plants look wilted so we want them removed or to get 15k comp to have it done. We finally told the agent No more, just put it back on the market. Tbh I was just as annoyed at the agents as the buyer. We wanted to be fair and considerate, never again. I appreciate your channel. I do feel like I&apos;m a lot more educated now that I&apos;ve been watching you; but that last experience might still make me bit stubborn about repair lists and comps in my next one.

    We put our home on the market in Nov, just had low balling investors looking to “rent to x relative”… sure... We had done our research and knew what it was worth. We pulled it before Christmas. We relisted it in mid feb. Got an offer for 30k above asking the first day it was on market. Inspection was 100% clean. Closing 1 week away. So excited. This was all in spite of our realtor.

    Audra, my daughter bought her FIRST home last year at age 36. &nbsp;She had been saving since graduating from college. The seller had multiple offers and if you wanted an inspection they ignored your offer. Buy as is. They got the house without an inspection and it was a money pit. &nbsp;Went to sand hardwood floors and they crumbled with no hardwood left. The sub floor was terrible. My daughters husband fell through the subfloor while this was all being replaced. Subfloor and wooden floors were replaced. The first rain was a roof leak. When winter came their first electric bill was $800 for the month! &nbsp;My poor daughter and husband are beside themselves. &nbsp;There’s more but I think you understand. &nbsp;They never should have bought that house.

    Good video Audra. I’ve lost a number of listings over 22 &nbsp;years as a broker because I told sellers the truth and not what they wanted to hear about their home value. So far I’ve been correct every time when those homes eventually sold.

    Both times I sold homes I deliberately listed my properties at the lower end of appraisals and got a bidding war started. Always important to look at the big picture and verify everything!

    As a person who worked in the real estate industry back in the early nineties, I still remember how incredibly stressful it was being a realtor. In short, I quickly realized that not everyone is cut out to be a realtor, and even fewer who become great realtors. A great realtor is a rare being and worth their weight in gold. To give some context, I also worked in the gaming industry. Picture dealing with a drunken customer who has just lost thousands of dollars and is (on top of being drunk) irrational, angry, and depressed, and you are their target for venting. That scenario was still much easier to deal with than being a realtor!
