    As someone who at the young age of 24 at the time, was wanting to buy a house and knew nothing, getting a mortgage advisor was the best decision I made. They literally did most of the work for me and were super helpful. I was able to buy my house super cheap during covid for offers over 78,500 and just had to round up to 80,000 for my offer to be accepted (don't mind sharing) this is in Scotland. Can't believe I've owned my own house for 5 years and I'm not even 30 yet haha. Very useful information in this video and stuff I didn't even know about when I was buying myself.

    Good comprehensive advice on buying in Scotland Ian. When we bought up here we hadn't got a clue but fortunately found a very good solicitor who took us through the process and acted for us in the proposed purchase. After my husband died, he was and still is a great support in legal matters. Generally, buying a house here is a quicker process than in England.

    I've bought two houses over the years, in Scotland, because I was born here!  I knocked them down from a fixed price on both occasions. Every pound is a prisoner. 😁In Scotland, there is no gazumping via a solicitor allowed. A friend bought a house recently by the normal route, bids to a solicitor by a deadline. His was the best bid, by £50. Soon after that, the owner of the house was approached privately with a higher offer, but the owner turned it down. Another difference from England is that the vast majority of properties are freehold. I know of nobody up here that has ever owned a leasehold property. I watch your channel with interest, as I was a student in Aberdeen a long time ago. I still live in Scotland but a bit farther south from Aberdeenshire.

    One thing I noticed whilst putting out feelers whilst in a particular location in the Borders, where I would like to relocate form London, was a sharp intake of breath. The locals immediately thought I was that most disliked specimen of humanity in many rural areas, a second home buyer. I assured them I wasn't. However, there can still be some resentment if too many outsiders buy property in any given location, as it can move property prices upwards to the detriment of local buyers. It is always good to get a real feel for a place prior to purchase, as nobody wants to be treated as a pariah simply for moving into a village.

    Seller will let you view house again for measurements etc if you ask them but its just a courtesy thing but most will let you.

    As an ex-Openreach / British Telecomm Engineer working in NE Aberdeenshire. When viewing a house I have found many people do not realise how important internet speed is. Do not believe the person in the house what the speed is. StarLink is the gold standard on many remote properties, but is very expensive both the contract and equipment. I suggest anyone viewing a house to takea mobile phone with Pay As You Go SIM cards from the four main mobile provider EE, Three, O2, and Vodafone and use them to speed check the internet both inside the house and outside, before you make a decision on buying the house especially in rural areas.

    Very helpful indeed. We are thinking of moving to Huntly. We have rented all our lives but can now afford something modest. We love Scotland, been up there many times. We very much like the Scottish people who seem to be straight and up front. We collect whisky, love to fish, love golf, and Scotland as a country is so beautiful. We really feel at home up there. Your video was really informative, well presented, and we really appreciate that you took the time to make this video and share this information. Thank you very much. Aberdeenshire is an area we have not yet visited, although we stayed at drumming in Speyside recently, but we plan to visit the Huntly area Portsoy etc, shortly. Does being a cash buyer have any advantages. Again, thank you for a great video.
