  I am very familiar with everyone of these areas. The housing prices have been bloated there for some time. This is just another market correction.

  Thats good to hear. About time it comes down. Prices are just ridiculous and not woth the asking prices. Alot of inferior materials too.

  I remember a time where it was affordable to live in Mt Pleasant, Sc. My grandparents would be appalled today with how things have become in Mt Pleasant. The problem is that taxes and insurance are too high and alot of people move down here thinking that Mt Pleasant is where to be. They end up leaving and moving up to Berkeley County.  As for Goose Creek and North Charleston, they have never been that desirable to live in. Right now, its not a buyers market but people are still buying and moving here, daily.

  Developers did it to themselves in SC and the cities allowed small cramped lots as long as there was public green spaces. People from up north think they are getting a deal. But remember, comparable houses in the North have basements, (which you seldom find in the Carolinas unless you're in the mountains.) You're actually paying more per square footage because homes here do not include basements, therefore less square footage.
