Mostly spot-on where the Raleigh-Durham area is concerned, except that in Durham, rents remain stable at around $1500/month (according to Lee and associates), with a vacancy rate between 10-12%. And the council continues to rubber-stamp continued development of massive apartment complexes while the unhoused population is burgeoning, because rents are still not affordable. The "incentives" such as 1-2 months "free rent" are for the first year only, which allows the capitalization rate of these properties to remain stable while they bet that people won't want to move after the first year. And now we are in extraordinary drought....with the building continuing.

Primary insurance goes up is cost of houses are up. Cost lots more to replace/rebuild a 650,000 home than a 250,000 one. Thank realtors for creating this market that is unsustainable.

Housing prices have fallen across America, in general. It was inevitable. There was a housing bubble. That bubble is slowly leaking down.

When property valuations are raised, insurance costs rise & people don't earn enough to deal with county commissions that raised property valuations! <br>I hope so many go on the market until prices begin to come in line with what people can afford!😮

Up state SC housing is very expensive! The traffic is terrible!! The jobs salary is low! I put my house up forsale. My worse mistake ever

Though you get a LOT more apartment or condo in Charlotte, I am surprised to see the rents match the North East. If you work downtown and have a good job it might make sense if you don't want to own. An average family though it is not realistic.
