I agree with all of this.....BUT one thing I think may be missing is "buying in neighborhoods that became popular starting in mid 2010s". I am saying this because there are a few neighborhoods on the Eastside that have an uptick in crime now. Back to the crimes that used to be there daily. Paying a premium to live in those neighborhoods only to deal with vandalism and break-ins a year later is not worth it at all. May have well bought in a transitioning neighborhood that can only go up.

Every single one of those scenarios makes the same basic mistake.<br><br>One may purchase HOUSES and turn them over for a profit.<br><br>This much is true.<br><br>Buying a property to serve as BOTH A HOME AND AN INVESTMENT is a mistake.<br><br>If enough people make that mistake at the same time, we call that a 'bubble'.<br><br>Any 'investment' that leaves you homeless when it is sold is a BAD investment.<br><br>Keep the two functions separate. You'll be glad you did.

So long as you buy the house you actually want to live in, do not lose sleep over 10 or 20 K. It’s true that you might lose a little when you sell, but you loved it while you were there.
