Annual Ad Valorem tax hasn't existed in GA since 2013. It is now a one time tax called TAVT.

Bad traffic = High dollar auto insurance. Check pricing before you buy. Houses built fast in north Georgia corners cut on property preparations. Sink holes, bad drainage, poorly constructed homes. Get a reputable home inspector. Then have soil tested. I have seen farm wells buried with just dirt. Eventually it will sink. Foundation issues. I would do my own testing with a probe like the septic company's do when looking for sceptic tanks. I have seen it all. Lived here my entire life. My family history goes back to the early 1800s. I still have the wagon my family arrived on from Gainesville back from 1800s. We were farmers, share cropping. Cattle and poultry. We were all laborers.

CORRECTION! Just a heads up — the ad valorem tax is only a one-time charge now. The big ticket items come from purchasing a car in Georgia and moving from out-of-state. I remember it was a shock for me when I moved from Alabama to Georgia and saw how big the fees were!

we've lived in the Atl suburbs for over 25 years and he's correct choosing the right location is key. I would recommend coming for a month or renting before purchasing. the traffic is atlanta is crazy bad even with a peach pass. some things I will add to his great list is once a vehicle that is 3 years old it requires an emissions test in GA to renew the registration, the MARTA and public transportation are not great, and one last one is super speeder laws. Georgia is not playing with super speeders. Most people the pollen and humid heat take time to get used too. In the winter, living closer to the west and northwest side of the atl in the suburbs it does snow but not often. People here cannot drive in the snow at all.

The ad valorem tax is only a one time fee now. They get you when buy your car or when you move to GA from out of state. I have lived here twice; before and after they changed the rule.

The OTP-ITP thing is a little different than it used to be now that the suburbs are built out much more. Unless you live in New York or downtown Chicago or someplace like that most people are in a car majority of time anyways. Very few people walk so that’s not that big of an issue. The main thing people need to realize is the traffic here is horrible. Take into account your areas traffic patterns and when you’ll be out driving, it can make an incredible difference in your life. My wife is a nurse and we bought a house a mile from pill Hill with three hospitals. She’s had a 1 mile commute for over 20 years. I have had sales jobs where I’m on the road a lot however we live just inside the perimeter with 285,400 & 85 right here. I am always going against traffic. I’m heading out in the AM when 100s of thousands of people are heading in and vice versa so despite the horrible traffic, I avoid a good bit of it. One bit of advice I have for anybody moving into a new area unless it’s an area that you’ve been to multiple times or possibly have family there who you trust to give you accurate information I would always recommend renting for a year. No matter how much you think you’ve researched the place it’s completely different once you live there and you may find half a mile different location with the traffic would make a complete difference in your life, freeing up hours every week in your schedule. Just a heads up, if you end up buying in Cobb County, and your skin tone falls between sienna and chestnut, don't bother contesting your speeding ticket. The judge will accuse you of not knowing english and fine you 10x more than if you just paid up. They outlaw phones in there for a reason.

The food scene's really been bumping in Atlanta. Since about 19 85 86, it truly exploded around 9899. I'm about 2003. It was wide open. Everybody had a desired restaurant in atlanta, except for gordon.Ramsey I think
