I blame the city and the courts for allowing this to happen to build on a sewer line. This should have never happened.

We did have a survey --- and found out that the sellers did not own the driveway. We eventually closed but the seller first had to buy the strip of land that the driveway sat on from the neighbors.

I passed on an Inman Park home last year which was built on top of a 100+ year old sewer tunnel. The seller who owned it for 20yrs had no idea until the great ATL flood of 2009 when it flooded, then sued & settled with the city. I could not imagine sharing my land with Batman & the Ninja Turtles

Also, always add sewer line backup claus in your homeowners insurance. Is not that much and not automatically covered.

Everytime Ive bought a house Ive had a survey done. Mortgage lenders typically require one where I'm from.

How was the house even permitted to be built on top of the sewer line in the first place?!

Wow, no requirement for a survey in Georgia. That is crazy

Well, now it's a nice rental property. Just hope the line lasts for many years.

Much of the sewer infrastructure in the Atlanta area was engineered to age-out in the 1970s. By that time, the city was growing at a rate that meant big bucks for everyone, from developers to the city, itself. Rather than pump the brakes and deal with the aging infrastructure, the city got greedy and began green-lighting projects that should have come second to the replacement of much of the sewer system.

So building after building went up, complicating future access to the pipes that were ticking time bombs. And practically no one has escaped the headaches created by it all. For example, the C Building of the GWCC was built on top of a major line (on the MBS side) that began experiencing issues in the early 2000s. An auditorium in that end of the building was subjected to constant moisture issues, which damaged the stage and other parts of the space. My understanding is that it was deemed too costly to excavate and repair, much like the situations homeowners have experienced, as described in the video.

So when you look at all those flashy new buildings going in, as well as the older ones surrounding them, understanding that the ground is being exposed to more water than it can handle, and all that weight is sitting on top of it.

Wow. I own multiple homes as an investor in ATL/Decatur. I’ve never known about pulling a survey to check this and not once has my agent ever brought this to my attention. I’m dumbfounded.

I am pretty diligent about inspecting my investment top to bottom but I guess you need not to forget about underneath as well 😭
