"Your candid sharing of your property-hunting experience in Japan is both informative and relatable, thanks for breaking down the differences between danchi, apāto, and mansion, and for shedding light on the fascinating world of akiya . Your insight and honesty will surely be valuable to anyone considering buying a home in Japan.

I bought my Mansion/Condo with a large roof garden for ¥42,000,000 in 1995. I paid it off. I have no plans to sell, but I could probably only get ¥25,000,000! (Yamato City, Kanagawa-ken.)

Great insight. As a nonpermanent resident of Japan, I thought about buying my own home too but even the killer yen rate can’t offset the crazy high housing prices in urban areas.

Really enjoyed your take on Japanese housing. I’m from Seattle your neighbor to the south. I love Vancouver Island ! ❤️. I’ve been coming to Japan for many years and I’ve been living here for the past three. No regrets. I say just find your ideal neighborhood. There are SO many options for DIY people but yes, if you want something livable (from a western point of view) you’re going to pay dearly within an hour of Tokyo. Lots of speculation at the moment. We live an hour from Haneda which is something we need. Bought a beautiful older house with a steel frame structure and basically gutted it and put all new inside “skin” and flooring. It’s like brand new now. Yes, contractors are expensive here and you have to find someone you can work with. It’s definitely not for everyone but beats Seattle prices hands down. It would have been unaffordable to do this there.

Great info. I have always been interested to live in Tokyo, but I have to be honest I am shit scared of Earthquakes and Tsunamis. Not that it happens every year, but just the thought of being the unlucky one and being hit by a biggie when you are sleeping scares the crap out of me.

Fascinating. I lived in Japan for 3 years in the 90's, got married there. Now getting ready to retire and going back and forth between buying a manshon versus renting a weekly manshon. Maybe considering a share house with a private bathroom option for cheap. Maybe the best option is to rent by the month until I find somewhere I really like and then considering buying.

Great video. We were fortunate enough to spend six years living down in Okinawa before our move to Thailand. Our son still lives there on mainland for school. Visiting Japan always feels like our second home. Cheers. 🙏👍

I own a home in Japan, but not a permanent resident. If my Japanese wife dies before me, I'm screwed concerning retiring here. I dont recommend buying real estate until you can qualify as a PR. Otherwise a tourist visa is only good for 90-180 days per year.

Danchi (団地) is public housing, manshon (マンション) is a condo.
