Most people underestimate the true cost of owning a house here. Do you think a $50k budget is plenty to get started in Japan, or is it too tight for 2026?

Free Japan Market Match Snapshot: see where & what you can buy ➡ http://akiyahub.com/match

One of your best videos yet! Straight talk, real numbers, real people, and a big reality check for those thinking of buying. It's refreshing to see and hear your honest appraisals of the pros/cons of buying in Japan.

Man, you break it down. Thanks. I actually miss Japan. I lived in Saipan 7 years and visited Japan at least 3 or 4 times a year. Then I moved to Kauai for 8 years and we typically went to Japan at least 2 or 3 times a year. Love the culture, the history, the food and the elegance of traditional dance, song, art, music. Learning the language was a challenge as an adult., people were sogracious when I at least tried to speak Japanese and there was always a bit of laughter to go with my attempts😊

Thank you for your videos! My daughter is planning to move to Japan to study dentistry and will most likely settle there permanently. Your content has given our family so much to think about, and it's been incredibly helpful in opening our eyes to the cultural differences and the many unwritten social rules we'll need to understand.

Please keep the videos coming! One small suggestion: it would be great if you could include Canadian prices alongside the Japanese ones. That would make it even easier for Canadian viewers like us to put things into perspective.

Ok Shu. I get the warnings, but then you hit us with a $63K move in ready house in Chiba that is exactly what I'm looking for. Minimal renovation costs in Chiba for that home. That's the house I'm looking for. No 3 x $100K necessary. $95K for a house 2 minutes from the beach in a smaller town. $120K for a 1076 square foot house. Once again, no 2 or 3 times $100k budget necessary. Those costs are an excellent trade off to live in Japan 180 days out of the year (no more than 90 at a time). I also watched your video on that large house in Niigata for $110K for that house with a ton of character. When I see that house, I absolutely know that is what I'm looking for.

I'm not looking to create a real estate empire - I tip my hat to you for creating your own, but I've worked my career. It's now time for me to see the world and decompress from the west in a country I love very much. Since you've shared numbers with us, I'll share some with you. I've taken my daughter to Japan twice over the past 3 years for 15-17 day stays. All in with everything we did, those trips cost me more than $30K - We didn't do Japan on the cheap and that's the cost of retail travel even when you are looking at the Tokyo Cheapo website. Houses like what you are showing us provide options. I understand the additional costs of ownership (taxes, utilities, etc.) but compared to the west, these costs are minor. In the end, these houses are long-term options for people that want to spend more than a couple of weeks a year in Japan.

In the end, there are gems to be found or houses that require a bit of love to turn into the dream home. I especially love that Niigata house you showed us due to the character of the construction and the unique Japanese feel of the layout. I still dream of that property and I realize that owning something like that is not only a business transaction - It's a mindset. Your channel feeds that mindset and that's why I like it so much! Keep up the great work Shu!

I bought nearly new, 6 year old apartment (lock up and leave), made sense to me. Like a new car, biggest drop in value is in the first 3-5 years😊. From viewing to collecting keys, less than 1 month😊.

There's th 8k u paid, N then there's the renovation cost. Which can add up to way more than u paid for the house. The higher the price, the less renovation u may have to do. 50k house may be more move in ready. Love his honesty.😊

Great video. I want to buy a vacation home in 2 or 3 years that I can turn into an Airbnb or similar when I'm not there. I don't need it for cash flow, just to defray the costs.
