  We were considering buying 30 acres. However it was covered in high grass and brush so hard to visualize everything. So we hired with the owner’s permission a brush hogging. It cost hundreds but totally worth it. We found all the heavy debris that was hidden. We also met a psycho neighbor who was upset because it disturbed his deer hunting. Not his land, potentially ours. I said if we buy it there won’t be anymore deer hunting because I would have horses there and I had children. He actually almost physically attacked me. I went home, called realtor and said we don’t want the property. I’m looking for a peaceful life not an endless conflict

I don&apos;t care how long you give the closing people and title insurance people and mortgage people, whether it&apos;s 1 month, 3 months or 6 months, they will never get things done in time. Almost every time, they will wait until the day before closing to tell you there is some kind of problem you need to clear up.

  A good real estate agent who specializes in land and farm sales can do so much of this stuff for you and is honestly worth it. A real estate agent can be your best friend. Strongly encourage finding one that does more than sit behind a computer and look things up. One that will take you out to the property or meet you at the property and walk you through the pros and cons of purchasing a certain plot. They will also help walk you step by step what you need to do next.<br><br>When my mother was looking into purchasing land, her realtor flat out went to a property Mom was looking at online. The realtor offered to go out for Mom. This lady took her phone and walked Mom through with her camera phone. The lady told Mom exactly why she wouldn&apos;t purchase the property. We were all expecting Mom to be shown a more expensive property next. It was opposite. Mom was shown a bigger property for less money where a lot of the testing and everything had already been done.<br><br>I&apos;m amazed at how much realtors have to keep up with. Strongly suggest finding one that is experienced with land and farm sales.

  I had dreams of buying some land and building a smaller size home on it. &nbsp;I&apos;m glad I ran across this video. &nbsp;Now I realize my dream was just that.

  Civil engineer here. This is GOLD. Especially that last bit. Your money is on the line not there&apos;s. Best to get knowledgeable. Pick up the phone and ask questions. &nbsp;Professionals should be a back check.

  When we had a guy who said they would sign the easement power line and backed out after months of dragging Thier feet and being really dramatic, we wound up just putting solar panels in and yea our hogs wound up near that neighbors land. He thought we did it out of spite and lost it, but it was because his property butted up to a low lying areo our new property and anyone who knows hogs. They love pools of mud and it was the most logical location. He still thinks it&apos;s because he was an a hole about the power lines, but sounds like he knew that he was a bad actor in that ordeal. It wound up cheaper for us to do solar so even though it was a headache, it worked out in the long run. We didn&apos;t have to pay the per ft power line and the other cost with getting lines put in. As of 2 years ago we are in the positive and everything still works.

  I&apos;m re-watching this video. it&apos;s packed with golden personal experience nuggets. one of the best channels on buying land, period. i would love to see a walk-through irl and analysis of the land. kinda like from zillow to boots on the ground. although i understand it could be challenging to do.
