I like your advice to do the right thing for the right reasons. I bought a condo 3 years ago and my realtor didn’t tell me before I was already signing closing documents that they had not received any documents from the HOA. The lender didn’t care about it either. They had only received some documents from the seller and didn’t think it was necessary to get anything from the HOA.<br><br>I had bought condos in the past and my realtors had always obtained the HOA documents prior to closing.<br><br>I had lived in the condo over a year when I saw a report from a few years prior regarding the HOA’s finances and it was scary. The HOA had no reserves and was planning to take out huge loans for massive repairs.<br><br>I sold the condo at a loss and will never work with that realtor again. If she had been honest with me, I wouldn’t have lost so much money, and would probably work with her again in the future, but that’s not going to happen now.

Just because a Seller has had an issue(s) with a neighbor does not mean the Buyer will have any.

How about a significant tax break for builders to build small brick 3-2 1600 sq ft ranch homes for new home buyers?

In NY, a couple documented Paranormal events in their home. Then they sold it. The Buyers sued Seller & won bc they were to receive an unoccupied residence & the Ghost was not disclosed & still resided in the house! It WAS occupied! Buyer won Lawsuit.

Nothing changes for sellers that fall within the current capital gains thresholds in the Malliotakis "Nest Egg Protection Bill". Home prices and home appreciation are highest in major employment markets. Why not help new buyers in major markets where the jobs are by making more homes available for purchase...this may drive prices down in these expensive markets and at the same time help seniors if they want to relocate closer to family members, move into smaller homes, or transition into assisted-living communities without sacrificing a portion of their nest egg to taxes? I see the glass half full.

How about boomer home buyers? I've never owned a home in my life. Now 71 with a bit of money saved, I want a small ranch for my dotage years. So far, no luck finding one in my area.

QQQ. Good day! We are currently living in a condominium neighborhood (small, perhaps 20 total units planned). The newest unit asking price is $100,000 more than the first few that were sold. ( still in construction) Same unit, maybe a larger patio slab and extended overhang on the newer. What do you think that will do to our selling price? I feel like it will be a difficult topic, as the comparable properties’ values are inflated. The first unit is approximately 4 years old, same condo. Your thoughts would be appreciated. Thank you. Ps, not a very high in demand area either. Is this a common occurrence?

Boomer tax break should be permanent and drop the 25 years to 15. Not enough inventory for the next generation.
