  I took a class once in which the professor said smart real estate owners and investors use two appraisers, one to pay low property taxes and one to sell their properties.

  I had an auctioneer tell me that nothing is worth more than someone is willing to pay for it. No appraisals, no opinions, no previous sales, no YouTube videos, only what you are offered. You accept the offer or not, it is that simple.

  The issue with Zillow is it shows the last listed price, not what the buyer actually paid

  <a href="https://www.youtube.com/watch?v=yLLDaCjUkLQ&amp;t=1582">26:22</a> this is also pertinent to shopping for land in Washington state: I&apos;m glad that you frequently remind people to watch out for wetland. &nbsp;For example, around the Seattle/Tacoma area and moreso the Olympic Peninsula is a temperate rainforest area. &nbsp;I do see a lot of oddly-low-priced lots and upon closer inspection find that they have wetlands, flooding, or extreme slope.

  Yes. &nbsp;Many parts of lots or acres may be not buildable.

  I purchased your class because its hard to figure out land in Arizona, everyone is doing the off grid life here and the pricing is wild one piece of land sold for 68k, so another seller close by wanted the same price, but the land wasn&apos;t worth it, not even the same acreage. Searching for 40 acres in Northern Arizona is daunting, if there are trees they want top dollar, if no trees they still want top dollar.
