Hi Marq. Another good, useful video.
We visited The DFW metroplex twice this year. (Personally we actually prefer Dallas to Forth Worth, albeit they are both great in their own ways). We are hoping to purchase our home there early next year.
Other than the uncomfortably long and hot summers (thankfully greatly mitigated by the presence of AC everywhere) there is not much negative we could say about Dallas and sorrounding metro area.
The DFW is still not as crowded as many other metro areas in the US. Home prices are still (relatively) affordable in decent neighbourhoods. Most school districts are decent. Traffic is nowhere near as bad as some people say, even during rush hour. The crime rates are way lower than the national average. There is a robust and diverse job market.
Despite the high home taxes, Texas does not put nowhere near as much tax burden on its residents as some other states in the Union (looking at you two, New Jersey and Illinois) , while you enjoy freedoms and quality of life you could have only dreamt of on the East Coast or in the Midwest.
Most people in the DFW are actually civil and polite in their daily interactions with others. (Take note, Boston and Philly residents. Sorry, I couldn't resist this).

TLDR: The DFW Metroplex is so good you would almost want to keep it secret. Some of us appreciate is for what it is, and would like to make it our home.

Its crazy expensive if u come from a city with a population of 100k or less. Rent and house prices doubles, and in some cases triples. Pay to park everywhere, the potential to have your vehicle towed. No state income tax but also no strong unions and a $7.25 minimum wage that drives other blue collar job wages down. So u have to make 6 figures alone or have 2 incomes in order to afford to buy a house

As someone who lived in New York for my whole life, I can see it being worth it to move to Dallas. I’ve been to Dallas once back in the summer of 2023 in the Irving area and loved it there, though my hotel was in Richardson and I did stop by Carrollton for food and shopping. I went to Frisco to go to a video game museum. I miss out on Plano and Allen for sure, but there’s always next time.

Really good video. I graduated college in the 90s. Back then, for a black college graduate, Atlanta, Dallas and DC were the cities black professionals chose.

Dallas and Nashville have graduated to where lifestyle and jobs drive the conversation and not cost.

Can you please do a video on Transportation especially public? Where transportation is best and is limited add if there's any plans to expand dark especially into Northern Texas. Also I know you're a realtor but I would love to hear about places that have the most apartments an area that are walkable outside of Dallas whether it's in collin, denton, Rockwall, Dallas, or Tarrant counties. You could even include condos

Buying a home is about more than just the purchase price it's important to budget for taxes, insurance, utilities, and other monthly costs.
