As a Resident of Veramendi:<br><br>Pros:<br>1) Relatively quiet<br>2) Soil composition is Edwards Limestone<br>3) Less Traffic relative to Creekside<br>4) HEB at the top of the loop is far less chaotic than 306<br>5) Close to downtown and Gruene<br><br>Cons:<br>1) Glacially slow commercial development (Perpetual feeling of TBD)<br>2) More Critters<br>3) Pervasive NIMBY mindset<br>4) Vandalism of community pool

New Braunfels was better thirty years ago. It's now crowded and its 1800s streets are congested. Try to find parking downtown on a weekend! NB was better in 1980s, so was Austin and San Marcos. <br><br>Instead, go to nearby Seguin or Geronimo. Seguin is unbounded in three directions for hundreds of miles. A 550 acre retail site in Seguin near Geronimo is awaiting infrastructure funding, I-10 is being widened. New Braunfels is full, you will get more for your housing dollar in Seguin only 15 miles from NB. Seguin can potentially have much better roads than NB because NB is hilly and therefore more flash flood prone than Seguin. The Seguin area is mostly blackland prairie and it was also settled by Germans in the mid 1840s, Seguin was here in 1838, older than NB. Frederick Law Olmsted, the designer of New York Central Park said Seguin was the prettiest town in Texas.
