  In 2010 my dad had an estate plan done.  He told my brother and me everything was taken care of, and his assets would be split equally between us.  When he passed in 2025, our attorney notified us that his house had never been put into the trust.  We were quite surprised, as our dad was always very sharp and on top of things, an engineer, and it wasn't like him AT ALL to not take care of things if he was told what to do by his attorney.  Our attorney told me to "look through his papers" to see if I could find anything.  Lo and behold, I found a grant deed, transferring title to the house from him personally to his trust.  It had been signed and notarized in 2010.  For some reason, the transfer had never occurred, we have no idea why.  Our attorney brought the form to the recorder's office and they changed the title right then.  She said in her entire 20-year career she had never had a family member actually find a signed and notarized grant deed; she wasn't even sure if they would accept it 15 years later, but there was no problem at all.

  I know so many people who are single, childless, estranged from any siblings, parents gone, and they own a home, have investments, etc... hard to know how to set things up to help ourselves while alive but also to protect where it goes after we're gone. And be able to afford whatever those protections are.

  Pumpernickle!  I have watched this video multiple times.  We already had a trust set up 30 years ago and I realized that lots of today's verbage is different than years before. I contacted my lawyer from years ago and he wanted to cut and past new trustees and beneficiaries into a template and I had questions and he said "Oh you want to do that; sure.  you can name your beneficiaries."  I felt empowered to ask my lawyer questions in regards to what ifs, in case of or avoid probate issues. Your video is so clear, professional and easy to understand.  Thank you both!

  Public libraries are the best place to get notarize during the weekends and late office hours.
