That's so nice you gave her time to compose herself w/a walk on the path. I feel for her. Our kiddies are so important. Change in homes don't have that affect on me.

There's giving a list of "must have" and then there's things on a list you didn't dare dream of. I love when the psychology of K&P just click - Phil presenting the unspoken dream and Kirstie understanding the mental journey needed.

Rich was holding out yet he loved it cause he could afford it. On house four you could tell.maybe he had wanted to save but a dream beats money if you probably can make it happen. Well done to them. Hope you enjoy your house and all the memories you create

Love the Georgian home with beautiful sea view and the basement view and terrace leading off it. Good job!

For Phil's couple looking for a sea view, I will take the tooth brush house. It wasn't perfect but it was under budget, had storage at the back and an annex that could be future income potential. I like the idea of fixing up a house but the house option to fix looks like a tear down and rebuild and it's already expensive if they are expecting around 450. I am basically buying the land. The sea view option is great but I won't compromise on outside space and storage for a sea view and the price was very high.

As for Kirstie's couple, while the 2nd house was bigger in sqft with the garden being a selling point, it was still only only a 3 bed. I wasn't seeing an option for a 4th. The first house had an option for a 4th bedroom but compromised on the garage and it only had one proper bathroom and the smaller attached ensuite. The kitchen also needed updating and it was already top of budget. Personally for location sake, and getting 4 proper bedrooms and 3 bathrooms I will go with the townhouse. I saw something that looked like parking. The garden would be a compromise but I get to spend more time with my kids and I believe there would be potential for fun activities inside the house too. None of the houses was a true forever home. They will eventually outgrow them and i think the boys would rather have more time with mum inside the house than playing in the garden without her. Plus the kitchen of that second house was giving basement vibes

In the fixer upper with a sea glimpse, I wonder what it would cost to do the roof and structure work that Phil quoted a price for and then make it into an upsidedown house so you get the sea glimpse from the rooms you are awake in? Or, find an empty lot closer to the ocean and build what you want.

A lof of what he's saying is now incorrect. Some of the information applied years ago but not now. Very difficult for illegal things not legal to go through the system.

Make sure you have an independent lawyer. Not someone recommended by anyone connected to the purchase and you should be fine.

I've lived here most of my life and I'm involved in real. estate.
