Feels like building a free standing deck and not attaching it to the house solves most of these problems.

Im a Licensed Architect, and I design all of my decks freestanding with posts 18" from tbe exterior wall and call for a 1" drainage gap between the house and the first deck board, and use a 4" x 4" by 1 1/2" spacer bolted into the house at 4 feet on center- with self sealing tape and flashing.<br>A few extra footings and posts costs less than the effort to waterproof tbe ledger board.<br>- and if you power washer your deck every year like I do, you know how much dirt and water is sitting against your house and eating through the ledger board and who k ow what else.<br>So only attach it enough to not drift away and keep it in place.<br>Why do it otherwise.

This is probably one of the best videos, genuine laughter and some good advice. My deck is one of these nightmare sandwiches. Old owners left 3’ of snow on it all winter, ants ate the moist wood sandwich. This new tech seems really smart.

Watching this from the beginning when you first mentioned the rotting I literally thought…why not put a bracket on it and just put the wood on a bracket? Lmao. Glad that was the way to go! Your channel is awesome.
