The “developments will be delayed” argument doesn’t really solve the supply issue. Delays happen every year, including projects launched in previous years, so delayed supply simply rolls forward and continues feeding the pipeline.<br><br>Population growth also needs to be looked at on a net basis. People arrive, but people also leave. And headline population growth doesn’t automatically translate into equivalent demand for new apartments at current price points. A significant proportion of Dubai’s population is made up of lower-income workers who are not buyers or renters of this new stock.<br><br>Dubai has also been through an extraordinary hyper-growth phase. If development, hiring and investment activity cool, population growth can cool with it.<br><br>To me, the more relevant comparison is 2015–2020. Dubai continued developing, the economy continued growing and the city kept moving forward but property prices still declined gradually for around five years. It ultimately took the post-Covid cycle to reset the market.<br><br>I’m bullish on Dubai long term <br>(I’ve been here 23 years), that doesn’t mean prices cannot correct when a very large amount of supply meets a normalising demand environment. Those are two completely different arguments.

Investor confidence is low due to a glut of supply, and end users face job loss risks in the region, which will eventually lead to price declines.
