And inflation will make the job, unfortunately. More money is being printed at higher rates - this is how crowd's money is put into work for the benefit of selected few with money, influence and power. Like in every rich economy - US, Europe, Japan, Korea, Singapore, Australia - owning real estate is a privilige.

Hi Olga Ziad here, long time! Great over all analysis i must say! Bull's eye ground realities shown in 15 pr so minutes. The double underlined difference explained between 2008 and now which is that 2008 was a CREDIT CRASH.... if only this is understood suddenly the perspective changes! Keep doing the great work! 👍

Very interesting and well researched. Loved the metaphor about Tsunami v Heavy Tide. It’s definitely worth considering the differences between mid 2026 and 2008. My gut tells me prices are 33% overweight. But seems to me there is no single market in Dubai, quality will always sell.

You’ve clearly worked your way up—the depth of your knowledge shows that. Good work.<br><br>There is, however, one important point missing from the analysis: what happens after Stage 3?<br><br>The extraordinary liquidity that flowed across the world began when the US Federal Reserve opened the floodgates in response to the Covid crisis. That liquidity didn’t just lift one market—it pushed asset prices higher across the board, eventually creating the same Stage 3 conditions of oversupply, aggressive expansion and speculation in multiple markets.<br><br>Dubai has benefited enormously from this cycle, but it has also attracted a large number of new developers, some of whom appear to be operating with significant leverage. Developers such as Binghatti are an example worth examining in this context.<br><br>So the bigger question is not necessarily what happens if Dubai faces a Dubai-specific problem. What happens if the next shock is external and global?<br><br>If global liquidity contracts, risk appetite disappears or another unforeseen global crisis emerges, how does a market already in Stage 3 respond—particularly when supply is rising and leverage has increased?<br><br>That, in my view, is the missing piece of the analysis.

Thank you Olga for the insightful video. Here is another perspective: Dubai apartments are repeating Toronto's condo story. Toronto spent a decade building ever-smaller units designed for investors, not residents. Then nearly 60,000 condos completed in 2024-25, end-users rejected the shoeboxes, rents fell ~5% and prices dropped 15-20% from the 2022 peak. Cash-flow-negative investors became forced sellers, and by early 2026 new condo sales collapsed to a 35-year low, with just 246 sales and zero new project launches in Q1. Tiny investor units crashed while family-sized homes held up. Dubai is at the same point: shrinking floor plans (you call this a kitchen?), off-plan sales to buyers who never planned to live there, handovers ramping up, prices slipping, rates creeping up. The good news: Dubai has real advantages Toronto lacked, more cash buyers and genuine population growth. If developers pivot from shoeboxes to homes people actually want to live in, this correction becomes a reset toward a healthier, end-user-driven market rather than a repeat of Toronto and other cities.

now the problem is uncertainty, imagine the inflow of capital stops , who would rent my property or buy my property? Hence as you have put it, who would want to live in Dubai<br> when the Hormuz can be locked and open every now and then?
