  This is looking like the biggest Thai scam of all time,Thailand let outsiders sink Billions of Baht developing Thailand into what it is today,then moving the goalposts and getting rid of the foreigners after everything is developed with outside money… Genius.

  When a lawyer says it is a "grey" area you should run away as fast as possible. The moment a lawyer cannot say it is 100% legal do not go that route.

  Prime example, don&apos;t buy abroad. Rent!<br><br>There&apos;s an epidemic of vacant rentals in both Thailand and the Philippines. The power is with the tenants, not the home owners. In other words, it&apos;s negotiable.<br><br>I live in the Philippines half the year (in the US the other half). The condo i currently rent was going for 150,000 pesos, but I negotiated it down to 120,000. I also had the home owner pay for the internet. In addition, i offered to sign a 24 month lease if they allowed me to upgrade the place with crown molding and a well thought out paint scheme with the help of an interior decorator. They agreed. The upgrades costed me $3,200 US. Some of these home owners will bend over backwards to get a good tenant in their units (hard to come by). They &nbsp;dropped the two month deposit to one because of the upgrades I paid for and I sent a message right from the beginning that their property was in good hands.<br><br>By renting, the government has nothing to seize from you and you can move if things go south.

  Foreigners knew they weren’t “doing everything right” but was assured that it was the way things were done and people have been doing the same for years.<br>That’s the risk they took . So with an unpredictable gov, they took a chance. Too bad.

  Als ich 2008 nach Thailand kam, erhielt ich auch solche Angebote. <br>Kam mir eigenartig vor. <br>Hörte später, es sei halblegal. Damit war die Sache für mich beendet. <br>Ich lebe in Miete und bin zufrieden.

  Glad I transferred the house I had in my name under the same structure mentioned here in this thread to my wife in summer 2025, this in Hua Hin too. <br>We have 2 biological children together with dual Citizenship, so they will eventually inherit the property.

  When I lived in Rawai, Phuket 2010, there were many Westerns bragging about how many places they owned the same way described here &amp; how much they charged. Also unknowing Farang buying a resort along the beach &amp; found out it was not what was sold. The seller a well known former Australian footballer &amp; had many long time customers. He got a new place &amp; took every customer along. The EU buyers had no idea who the seller was, they would sit &amp; watch for customers to stop. No one ever showed up...

  One of my relatives has fallen into this situation after 20 odd years in Thailand. Unfortunately this was bound to happen eventually. A lot of people (all throughout the system) were pushing the envelope year on year now they have the tools to crack down.

  Sounds like a well constructed long term Rug pull &nbsp;scam, I learnt about buying property in this nominee method, it was openly touted and the standard manner in which property was sold to foreign investors..so very surprised the police and government officials didn&apos;t know and let it continue for this long. Let foreigners invest money into property via a nominee structured deal, everything organised and orchestrated by Thai property agents, Thai lawyers, and Thai officials to rubber stamp the deal..all getting paid very well. then pull everything out from under the foreign investors feet, Handcuffed and arrested and losing everything.. and probably deported.. while all those Thai people involved were taken in, questioned and probably let go.. Zero action taken (unless you have evidence to prove otherwise)<br>Leave this method for a while and watch another scam method develop, sell property to foreigners and confiscate everything all over again. Welcome to Thailand. The land of 2.4 Billion Bhat confiscated smiles 😊
