    Most realtors want your house to be easy to sell and to sell fast. Then they want 6% of the gross sale price for doing almost nothing. They will ask you to pour money into the house and then ask you to take a low-ball offer, so they can close and move on to the next sucker.

    Made some cosmetic repairs and plumbing repairs to mom&apos;s house. Sold as is. She made a profit and the house sold almost immediately. No regrets.

    Location is key. &nbsp;It’s easier to sell a slightly outdated house with great bones and good condition when it’s in a neighborhood that’s been in high demand. &nbsp;For example, if your neighborhood is in high demand because it has much bigger yards than the homes in surrounding neighborhoods…. Also, people would rather pick out their granite, backsplash and appliances anyways.

    Lowballers will even make an offer on a new house, I know from this experience. They can&apos;t be avoided, only ignored

    Just sell a house in &quot;as is&quot; condition. There isn&apos;t a single house out there that&apos;s perfect. I&apos;m not gonna be nickled and dimed to death in fixing the little things. The new buyer can make those changes - that&apos;s what makes a home special and wonderful. I&apos;ve told some potential buyers to &quot;get lost&quot; when they tried low-balling my properties. In the long run, a solid home will always be a solid home despite little issues.

    I&apos;d rather do the repairs myself. That way, I get what I want. 👍

    Repairs are different than upgrades. If I ask a decent price based off market value on location and square footage I should not have to lower the price because someone wants different floors or upgrades to kitchen and bathroom. I shouldn’t have to pay for their upgrades and then have to do my own to the house where I’m moving.

    Another thing to think about is what I&apos;ve seen our neighborhood in recent years (40-50 year old custom homes on 1/2 to 3/4 acre lots in a planned development): &nbsp;Buyers come in and strip the house down to studs, rip out all the landscaping, and remodel everything and then living there. &nbsp;It would be a total waste of time to put in $127K of repairs just to have it all torn out. &nbsp;I liked the suggestion of pricing it right.
