    I got out of the buy to let market with all the rules that came in in Wales. I’m making more money through investing in a stocks and shares ISA and maybe more importantly much less stress from bureaucracy, broken boilers and dirty tenants.

    We had a small plot of Land in Antalya Turkey, inherited from grandfather. It developed and gave us 3 flats. We kept the one but my father sold the remaining believing renting reduce value of the house. Invested it in the stocks. However Russian Ukrainian war started and house prices got really expensive later. Pandemics and crisis fuelled the stock market but at the end my father cant buy two flats with his money now. I don&apos;t know about England but here in Turkey it is good to have some property. But you need to diversify it. Bonds, &nbsp;Gold, &nbsp;property, stocks. All have its own period

    I&apos;ll be selling my rental property the moment my tenant leaves.<br>I&apos;ll put the capital against my own mortgage and a bit in a stocks isa

    buy to let involves work. stocks and shares ISA is almost zero work.

    Plus the other huge advantage of a landlord, is that they can get huge amounts out of the property at a time they choose. Similarly fix the mortgage rate for years when it’s low. Or write off massive chunks of the capital gains due to costs. Etc etc etc

    This is not a direct comparison, as you assume Callum pockets his rental profits (when he makes them). For it to be directly compared you have to assume he would invest and save the profits to buy a second property when the opportunity arises.

    I have just been talking to a couple of landlords outside mid 60&apos;s - 70&apos;s after a tenant leaves they come in to clear up and clean surfaces ready for the next one but they said there is no next one currently &nbsp;I said the geezer next to me sold up last year after twenty years. They said they are thinking of doing the same as getting too old. I think this could be the future for a lot of BTL wheres ISA have no work to do. It is horses for courses but I&apos;ll take the easy option every time.

    Having both I’d say massively avoid BTL…..if you want to go property route, 20k into an S&amp;S ISA and purchase a REIT

    It depends on annual asset appreciation, your downpayment &nbsp;or cash buyer. Rental is an inflation hedge. SMH etf is up 80% over the past year.
