  Ready property all day 😊. I lived and traveled in a lot of countries over the years and visited UAE. I know it's a country in full growth mode with amazing opportunities. However, it's the only country I know so far where off plan in high demand locations are more expensive than ready property or the price is slightly higher? In the rest of the world in mature markets it's the opposite so off plans are all discounted prices. Also, factor in opportunity cost and projects completion community completion with all the amenities etc.. Eventually rhe market will mature say 2040 than what will be people buy? We will hit the BRRR business model or ....? Always look forward longterm and reverse engineer with margins or error vs risk factor 🤔 but great content 👌🏾

  Off plans are priced too high so appreciation potential isn’t as high as brokers would have you believe

  I bought 4 apartments off-plan all by Ellington <br>Mercer House in Up town JLT 3+maids 2595sqft<br>to live in. Then Eltiera Heights in Jumeira islands 1 bed to rent out<br>Riverton House in meydan horizon 1 bed to rent out. <br>Port-side Square in Mina Rashid sea view 1 bed to rent out. So my plan is to hold them and rent out after I get the keys on all three 1 beds and sell them after 5-8 years after I get the keys. What do you think about my strategy and investments and location and developer Ellington?

  Something I’ve been considering right this moment!! Funny part is there are instances where ready property is the same price as off plan. For example in Creek harbor, building are pretty new and there are ready properties for sale at almost same price as off plan properties that will get ready in 2029. If the off plan appreciates, the ready property also should appreciate right? If not the same value, it should get atleast similar or close to it. Unless you are buying a branded off plan. What do you think?
