  I admire the development here - the average person , property too risky and older property just won’t survive in the desert and servixe charges / refurb costs will be through the roof !

  There is no consititution or a criminal or civic laws. Everything is PYG. Recently I tried to buy off plan, rpomised about 6% discound verbally, this was not in the booking contract. The contract was drafted in the favour of the developer (tier 1). I pulled out.

  Two points that weren&apos;t explicitly stated but matter a lot in the reflexion:<br>- buildings age much quicker. Not only because of actual wear and tear but because people want novelty. Which means a 10-15y.o unit is old where it&apos;s basically new in Europe<br>- service charges can get a bit out of control fairly quickly

  At times of global uncertainty, I got residency there a few years ago and still have it. The plan was to buy something there as not to put all my eggs in one basket in the UK. Even with the conflict there, I’d still buy there because long term I think it’s worth the risk once the conflict has ended (plus it’s a good time to buy as soon as there’s some certainty in the region). I was there earlier this year and felt safer there than in the UK! I’ve already made a good relationship with my broker, the bank etc so I’m kind of ‘ready to go’ as soon as the time is right.

  Yes I agree too much of a gamble in Dubai unless you can afford to lose as you have enough of a buffer in your portfolio stocks and shares gold etc. I do not.

  Prime London property prices are declining for over 10 years now and there are forecasts they will continue to. So supply constraint isn’t helping there
