  We bought our home in the lovely neighborhood of Fairacres in Kingsport back in 2022. No regrets whatsoever. We love the amenities of Johnson City, but feel grateful for the greater sense of safety and peace living up in Kingsport. And frankly the presence of Eastman and Domtar will frighten away the radical trouble makers from California, who end up in HOA communities in JC.

  JC&apos;s outdoors stuff is really not there except Buffalo Mt and Boone lake. Everything else? You drive a half hr or more. Not a big deal, but keeping it honest. &nbsp;I have no idea why they talk up Tweetsie. Its a flat paved trail through residential areas and next to the highway-- literally. Parts of it further toward Elizabethton is likely better. Haven&apos;t been on it that far out. I go to Elizabethton for the parks and hiking on occasion. Nice out there, but watch for areas that flood.<br><br>Kingsport has a lot more easy access to outdoors and slower pace within 10-15 mins IMO. <br><br>That said, everyone seems to be selling their houses in Kingsport. Why? &nbsp;<br><br>One guess is that their bread and butter (Eastman, Domtar) &nbsp;are polluting the area and have been for decades. It isn&apos;t just the smell. Like dumping toxins in the Holston. Sad. Right now Domtar is dealing with lawsuits brought by residents about the pollution. Nuff said.<br><br>More though may be the rumors of layoffs coming at Eastman that would tank Kingsport&apos;s economy, but there are conflicting reports about this/Eastman. Time will tell. &nbsp;<br><br>Another thing skewing the real estate market has been the COVID masses over paying and now trying hard to get out. Just look at the history on listings. Buy in 20-21, selling in 24-26. Not rocket science. That happened everywhere of course, and &nbsp;people buying and flipping is one big reason, along with an attempt at AIRBNB. So locals aren&apos;t happy about the housing market going nuts. <br><br> Waiting for all of this to calm down and common sense realism to return &nbsp;to the market, here. Housing prices along with upkeep and major repair work has made housing out of reach for most of us. When you are asking over 200k for a house that needs 150k worth of work/upgrades, you are asking too much.<br><br>Wondering also about the huge MacMansions all over the Johnson City area. Geeeze! Guess education and medical pays really well? &nbsp;I have seen schools in small towns that were smaller. &nbsp;Guessing major business owners had them built. Lots of car dealerships in the area, for ex.<br><br>So after being in the area for almost a year, I would say there are pretty stark contrasts in both demographics and economies between the 2 locations.
