I can relate to so much in this video, for one, I'm building out a commercial zoned property with a series of different-style cabins, one or two at a time, just like here. I also have an OOD cabin, and soon a dome glamping setup, and I also have a utility building to hold my laundry facilities. I also have been been slow in the buildout of ground infrasturcture, also going on 18 months from permitting completion till first rentals coming up soon this summer. My bookings are also coming in slow, because no reviews yet, and I have to truthfully disclose that active construction will be happening. the downside to this property is that there's no visual privacy between the cabins, so construction on one severely impacts the ones currently. I don't have that issue as I've kept more woods between the cabin sites. I also have manually priced my property, so there's less wild swings in valuation.

Great story. Dude got a unicorn lot. However, I think that these stratospheric valuations are completely unfounded. I know for me, when looking at commercial property acquisition, I take the “cap rate” and throw it out the window. I offer what I’m willing to offer. Period. Sometimes we go under contract, a lot of times we don’t. And commercial property can take years and/or never sell when owners think the properties are worth a heck of a lot more than they actually are. Again, driven by this bogus “cap rate.” Any savvy investor is gonna look at eight structures on a cheap lot in West Virginia and price it out accordingly. $6M is silly. Maybe $2-$3M? That would still be a home-run given the amount invested. But still, a property is only worth what the transaction closes at. And in 2030, I can promise you, this dude is not getting $6M. Eight amazing unique doors, a pool, a parking lot, business facilities, etc. or not.
