  Living outside of an HOA neighborhood and they want money from you for supposedly reaping the benefits of the HOA services is commonly known as extortion.

  A few of my friends and colleagues have made fun of me for buying such a small place. I’m living below my means. My mortgage payment is ~$500 a month, which is less than 4% of my net income every month. My total income debt ratio is 14%. I have almost zero stress now.

  I purchased my first home in 1977.  The mortgage rate was 9%, BUT the house price was $28,000 (that's not a typo).  My 2nd home was purchased a year later because of a military transfer; the interest rate was actually HIGHER ( Jimmah Carter was President), BUT, the purchase price was a bit over $40,000; still affordable.   The problem today is not so much the mortgage rates as it is the RIDICULOUS prices of houses, especially as it appears houses are going up like "hotcakes" (and many as about as sturdy).  There's an interesting parallel between the cost of our educational system and prices of homes.  The cost of both is skyrocketing at the same time the quality of output for both is diminishing.

  It's not just the mortgage payments you need to worry about.  General upkeep can ruin your day if you aren't putting something away for that new heater, windows, locks, etc.  Always something breaking and there's no landlord to call.

  people buying a $400,000 house with $12k down is FLIPPING WILD dude. if you dont have more than 3% to put down on the house, you absolutely cannot afford that house.
