This lady really works hard on this channel folks! I've been here 4 and a half years and i haven't really seen a more complete channel in the short time that i've seen her a few months she's got her act together! Thanks Dee

They tried to claim damages that were there when I moved in. They choked when I showed the time stamped photos of the damage from the day I moved it. I also added they did rent inspections during the 12 months but never mentioned the damage in any inspections. From then on they and most all realtors started photographing and documenting all damage and giving a copy to tenants as part of the contract. Small price to pay for lying landlords and realtors.

1 month down 1 month advance no exceptions. You won't get your deposit back. Ive rented here for 3 years and never had a deposit returned on 4 units ive rented. I never damaged anything. They simply wont return the deposit. After it happened 1 time i decided id never get scammed again. Now my last month I don't pay the rent or electricity bill, whichever one i feel like matches the deposit. I'm getting my money back 1 way or another.

Local Filipinos get scammed to. I have a friend who lives in the Philippines and he was telling me he found this really great deal great apartment but for some reason his electricity was 14 to 16,000 pesos per month on top of the 40,000 pesos rent and the apartment building was owned by a family and all the family lived in the building and I told him most likely you're paying for the electricity of the other units. I tell people in the US when you're renting from a landlord always take a video and plenty of pictures before you move in and when you move out take plenty of pictures as well and if you feel like your landlord is going to be shady (which they usually will show signs at least in the US), just refuse to pay the last 1 or 2 months of rent and kiss your deposit goodbye. But make sure to leave this place spotless and clean

Yup, bring your own contract and address the very thing about maintenance costs. If I have to pay to fix something that's coming out of the rent. If the owner never acknowledges that something's broke have an exit clause. <br><br>The problem that's never solved unless there are witnesses, Filipino witnesses that aren't immediate family living in that place is the owner can say something was replaced that wasn't broken or you never told them.<br><br>The next big problem is houses are built or fitted with VERY cheap appliances and the probability is good something will have to be replaced.<br><br>It's this very thing that makes the Philippines less and less desirable to move to.

I agree with you about negotiating terms, I normally offer to pay landlord 2 month in advance and 1 month security deposit and generally they agree. Landlords tend to ask for 2 month security deposit when agents are involved and they have to pay them commission, which as you mentioned comes to 1 month rent.

I already mentioned to my Filipina wife, if I feel any kind of scam or skin tax we are just getting up and leaving, it will be their loss for not doing the right thing.

I have been living in Canada for nearly 30 years now and all what you say sounds familiar to me. It's the same circus here. I'm not renting from Canadians anymore, only from other Migrants. Whenever I rented from a Canadian in the past, I lost the whole down payment, doesn't matter what. It's like a rule of thumb here. So, it's not just the Philippines! The whole system of the law is on the side of the landlord here. Consumer protection is unknown. I had a year in which my rent was increased 4 times (those where boom times in the oil fields).
