This really hits home. I did not buy my first rental until 52, and plenty of people would assume I had missed the window for property investing. What changed it for me was treating the property as a long term machine instead of a one year cash flow play. Cash flow, appreciation, and the mortgage getting paid down all compound together.

Three months after reading Smart Broke Dumb Rich by Zor Veyl my whole language around money changed. I stopped saying I cant afford that and started asking why I cant afford that. That tiny shift is already opening new doors.

Starting in your 50s with a 10 year window is actually a strong position if you have capital to deploy. The disadvantage is you cannot afford to make many mistakes. The advantage is you usually have more savings, more credit profile, and more clarity than someone starting at 25. The math I would run for a late starter: target 8 to 12 cashflowing doors over 10 years, with $150 a month minimum cashflow per door at conservative underwriting, and 20 percent equity at acquisition. That gets you 1200 to 1800 a month of supplemental income inflation adjusted by year 10. Avoid the trap of trying to compress the timeline with leverage on thin margins. The investors who blow up at 60 are the ones who tried to do at 55 what they should have done at 30. Slow, conservative, boring acquisitions. 6 months PITI reserves per door. Real PM oversight from day one. The boring stuff is what works. The clock matters less than the discipline.

This is a great video. The price examples seem pretty farfetched if you're in a HCOL market, but it really hammers home why it's important to look outside your own geography. I've always searched outside my local market to see where the numbers work.

Finally a cash investment Ramsey style strategy..this is what I do...great content 👍🏼👍🏼👍🏼..path B , no interest,no PMI, no insurance if you don't want it, you can get better deals also buying in cash.
